There are no discounts and no exemptions, and the price is per band rather than per item — so a single mattress on its own still costs the full £65. It only represents value when you can fill a band of three, six or nine sensibly.

The four limits that catch people out

1. The crew will not enter your property. Not the house, not the garage, not an outbuilding, and not up or down steps. Everything has to be at your boundary, clearly visible from the road, by 6am on the collection day. If you cannot get that wardrobe out to the front at ground level, the service does not help you at all.

2. Nine items is a hard ceiling. One booking, nine items maximum. A garage or loft clear-out is past that before you have started, and you cannot add items or swap them after booking — you have to cancel and rebook.

3. It takes no building or DIY waste. No rubble, no soil, no garden waste, no glass panels, no tyres, no pianos, no asbestos. After a kitchen or bathroom refit, which is common work in this town, the council route is simply not available.

4. It is booked, not same-day. Crews collect any time up to 6pm on your allocated day, and if items are not collected you wait until the next day before you can even report it.

It is a seven-day, full-service site with 11 unloading bays — the largest capacity in the south of the county, and nearly double Amersham’s six. It is one of only six Buckinghamshire sites licensed for asbestos, and one of only five that accepts trade waste. When the council has had to divert trade furniture waste away from other sites this year, Beaconsfield is where it sent it.

Three rules catch people out. Hours are seasonal — 9am to 6pm from 1 April to 30 September, but only 9am to 4pm from 1 October to 31 March, which most tip-listing sites get wrong for half the year. Vans, trucks and minibuses need a free permit, and vehicles with tippers or tail lifts are refused entry outright whatever permit you hold. And DIY waste is not household waste — rubble, soil, turf, fencing, doors and bathroom fittings are charged per item from £4.20 to £29.40 once you exceed the free allowance a DIY permit buys you.

The other constraint, and the one that matters most around Beaconsfield, Seer Green, Jordans and Forty Green: the site will not take tree trunks or branches thicker than 20cm or longer than 2m. In a town this densely wooded, a felled tree or a serious conifer removal is not a tip job at any site in the county. That is a collection.

Probate is the single largest part of what we do in Beaconsfield, and it is different work from a house move. The property is usually large, the contents span decades, and the people arranging it are executors, solicitors or family who are dealing with a bereavement at the same time. It cannot be rushed and it should not feel transactional.
